Office fit-out, refurbishment or renovation: which scope do you need?
Start with the unit you have and the workplace you need. A fit-out creates the usable layout and finishes; refurbishment updates an existing workplace. Renovation is often used for either, so the written work list matters more than the label.
Three labels, one written work list
A landlord, designer and contractor may use these terms differently. Instead of asking for an undefined “full renovation”, identify the existing condition and the work required in each room. A fitted office can need major alterations; an empty unit can need a relatively simple arrangement. Neither label determines the final scope or cost.
| Starting point | Planning task | What to clarify |
|---|---|---|
| Bare or largely empty unit | New fit-out | Rooms, partitions, ceiling and floor condition, finishes and requirements for occupation |
| Usable office with worn finishes | Refurbishment | What can remain, which finishes change and whether room use stays the same |
| Existing office with a different layout requirement | Reconfiguration and renovation | Walls and fittings to remove, new rooms and effects on existing services |
| Old premises being returned to a landlord | Reinstatement | Separate lease handover requirements from renovation of the new office |
Make a retain, replace and investigate list
Walk through the unit room by room. Put each partition, door, floor area, ceiling and fixed fitting in one of three groups. “Investigate” is useful when you do not know ownership, condition or whether the item suits the proposed use. Do not treat a photograph as proof that a concealed installation can be reused.
- Retain: identify the item and record who has agreed it may remain.
- Replace: describe what comes out, what replaces it and who handles disposal.
- Investigate: name the question, who must answer it and the decision date.
- Check existing drawings and landlord requirements before treating any proposed layout as final.
Compare the same finished workplace
Give every contractor the same marked floor plan and room list. Describe the intended number and use of rooms, which surfaces need finishing and what handover checks you expect. Keep desks, IT, loose furniture and any specialist work separate if they will be supplied by other parties. An attractive overall total does not tell you whether these items are included.
Ask how retained items are protected, what happens if a site inspection finds a problem and how a later change will be documented. Agree the approval responsibility before committing the work sequence. BCA advises property owners to engage a Qualified Person to advise on clearances for intended building works; an exemption from one approval does not settle every other requirement.
Check commercial renovation approvals
Choose office partition specifications
Use two briefs if you are relocating
The old unit and new unit have different purposes. Your old landlord may require removal and restoration even when the new office needs new partitions and finishes. Keep the sites, deadlines and quotations identifiable. Reusing the word “renovation” for both can hide an omitted handover task.
Clearance versus reinstatement
Discuss the scope with Omni Contractors
Omni Contractors publishes office renovation and commercial fit-out services, including partitions, ceilings, floor preparation and finishes. Send the unit address, floor plan, photographs, proposed rooms and target move-in date. Identify the items you want to retain and any scope that still needs a site check; agree inclusions, exclusions and responsibilities in writing.

Sources and scope
Prepared on 17 October 2026. The comparison and worksheets are planning aids, not a quotation, a technical design or a promise about Omni’s availability. Building and authority requirements depend on the actual unit and works.
Is office refurbishment always cheaper than a new fit-out?
Not necessarily. The condition of retained items, the proposed layout, access rules and work required determine the quotation. Compare an agreed work list rather than assuming the label sets the price.
Can I keep existing office partitions?
Ask the landlord and your project team to confirm ownership, condition, suitability and any approval implications. Mark proposed retained walls on the plan before the contractor prices alterations.
Does Omni renovate offices as well as carry out reinstatement?
Yes. Omni publishes office renovation and commercial fit-out services as well as reinstatement. Keep the new office scope and the outgoing unit’s landlord requirements separate when asking for quotations.
