How to compare commercial renovation quotations in Singapore

Two renovation quotations can have different totals because they describe different work. Before choosing a contractor, compare the same layout, materials, removal work and building requirements. This checklist helps you prepare the brief and identify questions to settle in writing.

Start with one brief for every contractor

Send the same floor plan, approximate floor area, photographs, required room layout and target move in date to each contractor. Explain whether the unit is bare or still contains the previous occupier's fittings. A quote for an empty unit is difficult to compare with one that includes removing an existing office or shop fit out.

Omni Contractors' published renovation process starts with a site visit and requirements, followed by a quotation and agreed scope. Use the initial brief to explain how you will use the space, then ask what still needs assessment before a firm quotation can be prepared. Keep an updated version of the brief so later layout decisions do not leave each contractor pricing a different project.

Commercial renovation and fit out services

Separate preparation from the new fit out

List existing partitions, ceiling finishes, flooring, fixtures and furniture that need removal separately from the new work. Ask the contractor to identify which removals are included, what is retained and what happens to the debris. Hacking or demolition, furniture removal and rebuilding the room layout are different parts of the job even when one team coordinates them.

For a relocation, keep your new premises brief separate from your old landlord's reinstatement checklist. The old office may need restoration work that is not part of the new office quote. Ask for each unit's scope, access constraints and proposed dates to be written separately, so one total does not hide an omitted handover task.

Compare the partition and room specifications

A quotation for partitioning should describe the proposed layout and the wall specification, rather than just a room count. Send the dimensions and intended use of each room. Ask what board, framing, doors and finishing are included and whether the specification changes for a particular location or requirement.

Omni's drywall guidance distinguishes the board from the completed partition assembly. A fire resistant or moisture resistant board alone does not establish the performance of the whole wall. If performance is important for your project, ask what assembly and supporting documents the quotation covers rather than relying on the product label.

Drywall quotation and specification questions

Write down the intended floor, ceiling and wall finish

Clarify which surfaces need preparation and which finished surfaces you expect at handover. For a floor, explain whether screed is a base for another finish or the exposed surface you want. Ask whether the quotation includes removal of the existing finish, preparation of the base, the proposed screed work and any finish applied afterwards.

Record the ceiling and painting scope in the same way: which areas are included, what existing material is kept and what finishing is expected. A lower total can reflect fewer rooms, different finishes or omitted preparation. Compare the described result before treating the difference as a saving.

Include building access and the working arrangements

Share the building's working hours, noise restrictions, lift and loading bay arrangements, and any management requirements you have received. These are already listed among Omni's published quotation factors. Ask who will confirm the relevant requirements and which access arrangements or building charges are included in the quotation.

A warehouse, mall shop and office can require different planning even when the floor areas are similar. Explain how materials and debris will reach the unit, whether the premises remain occupied, and your required move in or handover date. Ask for the proposed sequence and completion date after the scope is assessed; do not assume that a general quotation is a confirmed schedule.

Check disposal, final cleaning and the exclusions

Ask which furniture, fixtures and renovation debris will be removed, how they are described in the scope, and whether final cleaning is included. Furniture disposal is not automatically a complete lease reinstatement: the landlord may also require partitions, finishes or services to be restored. Match the work to the actual reason you are clearing the unit.

Keep a separate list of excluded work, building charges and approval responsibilities. Ask how a change to the layout or finishes would be quoted before work begins. These are questions to settle with the contractor; this checklist does not state Omni's payment, warranty or variation policy.

Use a simple comparison sheet

Put each quotation beside the same list: existing removals, new room layout, partition specification, floor and ceiling work, painting, disposal, cleaning, access arrangements, exclusions and proposed completion date. Mark an item as not stated when the quote does not describe it. Ask for clarification rather than treating a missing item as included or free.

Keep any project photographs and examples separate from the written scope. They help explain the intended finish, but do not prove the area, price or completion time of your own unit. Before agreeing the work, confirm that the final quotation reflects the current brief and all changes discussed.

Send Omni Contractors your project brief

Omni Contractors publishes renovation and fit out for offices, coworking spaces, warehouses, industrial units and retail premises, alongside partitioning, flooring, hacking, disposal and reinstatement. Send your unit address, approximate floor area, plan, photographs, proposed layout, building requirements and target date to discuss a quotation based on the actual scope.

There is no published fixed commercial renovation rate in this guide. The quotation depends on the unit's condition, work and finishes. For a move between two premises, include the old unit's landlord checklist separately from the new layout.

FAQ

Commercial renovation quotation questions

Question not listed? Ask us on WhatsApp

What should a commercial renovation quotation include?

Compare the existing removal work, proposed layout, partition and finish specifications, floor and ceiling work, disposal, cleaning, access arrangements, exclusions and proposed completion date. Ask the contractor to confirm building charges and approval responsibilities in writing. The required scope depends on the unit and the building.

What should I send Omni Contractors for an office renovation quote?

Send the unit address, approximate floor area, floor plan, photographs, proposed room layout, building requirements and target completion date. If you are relocating, include the old office landlord's reinstatement checklist separately from the new office fit out brief.

Does a cheaper renovation quote cover the same work?

Not necessarily. Compare the same removals, layout, materials, finishes, access arrangements, disposal and cleaning before comparing totals. If an item is not stated, ask for clarification rather than assuming it is included. This guide does not publish or promise a fixed renovation price.
