Office carpet tiles vs vinyl flooring: a comparison for Singapore offices
Choose an office floor finish by its actual product, room use, maintenance plan and installation requirements. Carpet tiles and vinyl are broad categories: compare the proposed system and complete quoted scope before deciding.
Separate material choice from the existing-floor decision
This guide compares carpet tiles with modular luxury vinyl tile (LVT). Other vinyl formats, including sheet vinyl, need their own installation and repair information. One product’s test result is not a rating for its entire material category.
First decide whether the current floor can be retained, overlaid or removed. Then compare new finishes against the same room requirements. A lower covering price can otherwise hide different preparation work.

Check preparation before ordering the finish
Interface’s APAC carpet-tile installation guide requires a suitably prepared subfloor and includes checks on moisture, product identity and installation method. Those requirements apply to its systems. The installer should obtain the current instructions for the actual product proposed.
Ask who assesses the substrate and identifies preparation, drying or repairs. Keep the assessment and priced preparation scope with the quotation. Do not assume carpet can hide an unsuitable base or that every vinyl product uses the same adhesive and moisture limits.

Choose a maintenance plan your office can carry out
Interface publishes separate carpet-tile and LVT maintenance instructions. Its carpet guidance covers vacuuming, spot treatment and periodic maintenance with suitable equipment. Its LVT guidance covers dry-soil removal and appropriate damp cleaning, with precautions for furniture and transitions between finishes.
Use the supplied product’s instructions to agree a cleaning plan with the person maintaining the office. Discuss entrances, chair traffic, food or drink areas and cleaning-equipment access. A generic “easy maintenance” label does not answer those operational questions.

Ask about replacement, sound and access separately
Interface’s LVT maintenance document describes individual tile replacement for its system. Do not assume every vinyl format or adhesive permits the same repair. Ask what spares are needed and how replacement fit and appearance will be checked.
State the sound problem: noise within a room, footsteps or noise reaching another space. Request the relevant test for the proposed assembly. Room sound absorption should not be presented as an impact-noise or sound-isolation rating.
For a raised floor or floor box, ask how the finish preserves access. Record panel compatibility and access requirements rather than assuming every modular finish can simply be lifted in the same way.
Compare the complete lease-period scope
Ask quotations to identify removal, preparation, covering, fixing materials, protection, disposal and the agreed handover condition. Check the lease and landlord’s requirements rather than assuming a finish always has to be removed.
Omni Contractors publishes office renovation and commercial fit-out services including floor preparation and finishes. Send existing-floor photographs, room plans, shortlisted product information, landlord requirements and the target programme. Confirm supply, installation and specialist responsibilities in the project quotation.

Are carpet tiles or vinyl cheaper for an office?
Compare installed quotations for named products and the same preparation, removal, protection and disposal scope. A material price alone does not establish which complete option costs less.
Can vinyl be laid over existing carpet tiles?
Do not assume a soft floor is an approved substrate. Ask the installer to assess the base and follow the selected vinyl system’s installation requirements, including removal and preparation.
Which is quieter: carpet tiles or vinyl?
State the sound problem and request tested data for the proposed assembly. Room sound absorption, impact noise and isolation between spaces are different measures. There is no universal ranking for these broad material categories.
Must office floor coverings be removed at lease end?
Check the lease, fit-out agreement and landlord’s written handover requirements. The material category alone does not determine the removal or reinstatement scope.
Can either finish work with a raised access floor?
Ask the project team to confirm compatibility with the specific panel and fixing system and explain how access is preserved. Do not assume every carpet tile or vinyl product can be lifted in the same way.
