Office renovation sequence and move-in checklist

Work backwards from the move-in date, but do not turn that date into an assumed construction duration. List the decisions, access, approvals and work that must be completed first, then ask the project team to confirm the sequence for your office.

Start with a dependency-led programme

A published process explains stages; a project programme identifies who completes each one and what must happen before the next starts. An early sketch, a quotation and a confirmed scope are different milestones. Record which version of the plan is being priced before asking for a completion date.

Keep your outgoing office’s handover on a separate line. Its reinstatement deadline does not prove your new unit is ready to occupy, and a move-in booking does not resolve an incomplete fit-out. If one team is coordinating both sites, ask for each site’s work and dependencies to remain identifiable.

Plan the outgoing unit separately

Fill in the milestone worksheet

This is a sequence to discuss, not a fixed programme for every office. Some workstreams overlap; others must wait for a preceding decision or check. Enter dates only after the responsible party confirms them.

Confirm who checks approvals and the right to start

Ask your landlord or managing agent and the relevant consultant which requirements apply to the actual proposal. Do not assume a quotation or lease signing allows the contractor to start work. JTC publishes a staged process for its own premises; BCA separately explains that some works do not require its approval and advises owners to obtain QP advice on the relevant clearances.

Keep the questions distinct: permission for the proposed work, access to carry it out and any requirements before occupation. Follow the applicable professional and building instructions. This worksheet is not a checklist of approvals that every Singapore office must obtain.

Protect decision dates as well as work dates

Identify which materials or room-layout decisions could hold up another work package. Ask the contractor to flag the decision date, not only the date the item is installed. If a proposed change affects cost, earlier work or a clearance, document the effect before agreeing it.

Make the handover walk-through specific: compare the agreed work list, record unresolved items and identify who supplies the documents or demonstrations your business needs. Ask the relevant providers to confirm operational readiness of separately supplied systems. Final cleaning is one task; it is not a substitute for inspections or other applicable requirements.

Discuss the scope with Omni Contractors

Omni Contractors publishes office renovation and commercial fit-out services, including partitions, ceilings, floor preparation and finishes. Send the unit address, floor plan, photographs, proposed rooms and target move-in date. Identify the items you want to retain and any scope that still needs a site check; agree inclusions, exclusions and responsibilities in writing.

FAQ

Office renovation planning questions

Question not listed? Ask us on WhatsApp

How many weeks does an office renovation take?

There is no universal duration in this guide. The programme depends on the confirmed layout, unit condition, access, required clearances, materials, work scope and handover checks. Ask for a schedule tied to those dependencies.

Should I book the move-in before the renovation programme is agreed?

Ask the responsible parties to confirm the dependencies and contingency arrangements before committing a date. A target date should be distinguished from a confirmed handover and readiness to occupy.

What should I check at office renovation handover?

Compare the completed work with the agreed scope, record unresolved items and their owners, obtain the applicable documents and have relevant providers confirm the readiness of separately supplied systems.
